Responsibilities :
1. Financial Planning and Analysis

Prepare and analyze feasibility studies for real estate development projects, whether for operation or sale, including:

Preparing detailed financial models for each project.

Calculating financial performance indicators (ROI, IRR, NPV, Payback).

Analyzing opportunity cost and calculating the best development scenario in terms of returns and risks.

Preparing sensitivity analysis to assess the impact of changes in prices, costs, or occupancy rates on expected returns.

Support relevant management in making investment decisions based on financial models and comparative analyses.
-
Assist in preparing the annual budget and operational plan based on the strategic plan for real estate projects.

Analyze monthly variances between actual and approved budgets, prepare explanatory reports and recommendations for senior management.
2. Financial Reporting and Periodic Analysis

Prepare financial performance reports for projects and present them to financial management and development management, highlighting expected expenses and revenues.

Assist in preparing periodic reports on financial results, analyzing trends in revenues, expenses, and cash flows.

Review project data (costs, sales, cash flows) and ensure compliance with company financial policies.

Support the team in risk analysis and evaluation of the financial feasibility of new projects.
3. Governance and Operations Support

Coordinate with internal departments (accounting, procurement, development, sales) to ensure accuracy of input data for financial models.

Assist in developing monitoring and financial control tools and reports for projects during execution and until delivery.

Participate in preparing presentations and financial summaries to support investment committees or senior management.

Support internal and external auditing processes by providing required financial data and analyses.
Required Qualifications:

Educational Qualification: Bachelor's degree in accounting, finance, or economics.

Work Experience: 5 to 8 years in financial analysis or feasibility studies, preferably in real estate development or investment sectors.

Professional Certifications: Preferably holding CMA, CFA, or equivalent certifications.

Technical Skills:

Proficiency in preparing financial models using Excel and Power BI.

Advanced knowledge in analyzing discounted cash flows (DCF) and capital budgeting.

Familiarity with international financial reporting standards (IFRS) related to real estate development.
